I'd accept if he was all about

immediately changing zoning so there's no more medium- or low-density housing within 2km of a shopping center or train station; and
that high-dense needed to allocate 75% of footprint for public parks (essentially massively overbuying footprint to lock in for park space; can be gated overnight and can be over parking structures); and
that new dev can only eat low-dense buildings like townhouses and bungalows and any wood-framed firetrap junk
